Rent and Policy Statement for Brittany Park Apartments
Maximum Occupancy Requirements: (Infants under 18 months do not count as an occupant)
- One bedroom apartment: Two (2) occupants
- Two bedroom apartment: Four (4) occupants
- Three bedroom apartment: Six (6) occupants
3 BEDROOM MODIFIED UNIT RENTS FOR $1200.00 PER MONTH ON A 12 MONTH LEASE
*Note: the rates listed above are for leases of 12 month duration or longer. Three to 5 month leases are available for the applicable rental rate plus $300.00 per month. Six (6) to eleven (11) month leases available for applicable rental rate plus $200.00 per month. At the expiration of short term leases the rate stays the same PLUS the month to month or Holdover fee. If resident wants to renew for one year then rental rate would drop to the market rate. All short term leases to have a minimum security deposit of one month’s rent. NOTE: Any application submitted on or after November 1st, 2009 will be responsible for paying gas charges. NOTE: All new leases submitted on or after February 1st, 2015 will be responsible for paying water charges and all renewing leases will be subject to these flat rates that cover water and sewer at time of renewal (see renewal section) Effective 3/1/17: Studio’s and 1 bedroom’s – $25.00 per month / all 2 and 3 bedroom’s – $30.00 per month.
New Resident (only) Occupancy Specials*:
**Application fee is $50.00. Application fee will be waived if prospect applies within 72 hours of first visit (up to TWO application fees can be waived/discounted per apartment) and the holding fee will not be required to hold an apartment if prospect applies within 72 hours of first visit Only qualifying applicants can be waived.
NOTE: 7c Units are $799 per month for 1 Bedroom, Studio is $749. Deluxe 3 bedroom is $1350 per month
A/B/C rental rates listed above are subject to change at any time and are not considered rent concessions. Rental rates and rent specials can be held only when moving in THIRTY (30) days from date of application or twenty days (20) after apartment becomes vacant, whichever is greater unless approved by Corporate Office. Current residents are not eligible for new resident specials even if they transfer apartments except with Corporate Office approval. Individual apartment rental rates can be lowered or increased with Corporate Office approval due to extenuating circumstances such as upgrades or downgrades.
**Application fee ($50.00) is waived if prospect applies within 72 hours of first visit (up to two application fees can be waived/discounted per apartment) or can be waived if applicant qualifies for the Home for the Heroes or Employee Partnership program. Only qualifying applicants can be waived. (Example one applicant qualifies as Home for Heroes but second applicant does not, the Home for Heroes applicant is waived and second applicant can get application fee waived if application is submitted within 72 hours of first visit). The waiving of the requirement to post a holding fee to hold an apartment does not reduce the total amount of rent or security deposit due at time of move-in.
Additional rates and policies:
Lease Holder(s) Income Qualifications:
- Single lease holders must have verifiable yearly income of at least THREE times the yearly regular rental rate (rent x 12 x 3). The total combined verified income of multiple lease holders must equal at least THREE times the regular rental rate (rent x 12 x 3). See “Additional Rates and Policies” sections for exceptions. Income requirement may be lowered or waived if an applicant is currently receiving a Section 8/MSHDA housing voucher, however the applicant must still be approved by our applicant screening service’s background check requirements.
*NOTE: In-State Resident Non-Resident Lessee’s are allowed and will not count against occupancy levels listed above. Co-Signers are NOT allowed.
Security Deposit Policies:
A security deposit of at least $500.00 and up to one and a half month’s rent will be required. Amount will be determined by the resident screening service we employ and/or our corporate office based on the above qualifications. As long as a Home for Heroes or Employer Partnership applicant qualifies and is approved by SafeRent, the security deposit assigned is to be reduced by $100. Any new resident that signs at least a twelve (12) month lease and elects to purchase an “ASSURANT” Renters insurance policy for a year in advance or more to cover their entire lease term, we will reduce the Security Deposit due the property by $100.00 and no more.
Move-in Money Policy:
At the time of move-in and before the keys are turned over, the lease holder(s) must have a certified check or money order for the initial months rent and the next full months rent if the move in date is on or after the 15th of the month and separate certified check or money order for balance of security deposit. No personal checks or cash will be accepted – no exceptions.
Lease Renewal Policies:
*NOTE: For leases expiring on or after January 1st, 2018
All renewing residents must have proof of renter’s insurance that covers the full term of the lease renewal and provide such proof. Policy must be for $300,000.00 minimum liability. Brittany Park Apartments must be listed as certificate holder or additional insured.
12 Month Renewal:
Any renewing lease on or after 8-1-17 are to be issued a 12 month renewal option with a 3% INCREASE not to exceed market (B Unit) rent. If a renewing resident is not on the water charge program they will still have to be put on MINOL water billing charges as listed below. EXCEPTION: 3 bedroom units get a $30.00 renewal rent increase.
“SHORT TERM” Renewal:

Same as 12 month renewal rate plus $100.00* and water fees*with the exception of short term lease renewals. Holdovers are to be issued a 30 Day notice to quit as soon as possible. Holdovers will then have to sign a lease renewal or move out.
*NOTE: Corporate Office reserves right to make exceptions to the above policy if in its opinion the exception will benefit the property financially.

Resident Referral Program:
Any current lease holder who refers a new resident will receive $100.00 for any new resident referral. The referral must move in on a minimum of a 12 month lease. Also, the new resident will receive $100.00 in addition to any other “specials” they qualify for. The referral payments will be processed 30 days after the new resident referral has taken possession of the apartment. In order to qualify, the current leaseholder must fill out a “referral form” and submit form to the leasing office before the new prospective resident visits or have prospective resident bring completed form to leasing office on first visit. The new resident referral will be responsible to pay back referral fee if lease is not fulfilled.
